Commute time and the exact Metro or Cercanías connection can matter more than being labelled central. Write down your essential requirements, then distinguish them from preferences.
- Maximum monthly cost, including utilities and transport.
- Move-in date and required length of stay.
- Bedrooms, accessibility, lift, pets and working or study space.
- A workable journey to the places you will use regularly.
Prepare documents without sending them everywhere
A landlord may request identity and evidence of income or funds. Ask what is needed and why, verify the recipient, and share only the necessary documents through an appropriate channel. Do not put passports, bank statements or employment records in the general enquiry form.
Review the rental type and the full cost
Permanent-home, seasonal and room arrangements can differ. For residential tenancies governed by the relevant provisions of the Urban Leases Act, property-management and contract-formalisation costs are borne by the landlord. Do not assume a contract labelled “temporary” has the same terms as a permanent home.

Check the current law after the October repeal
An urgent decree published on 30 September 2026 briefly introduced rules for temporary and room rentals, but Congress repealed it on 2 October 2026 and the BOE records the loss of effect of its changes. Do not rely on those repealed provisions: check the consolidated Urban Leases Act, any applicable regional rules and the contract’s real purpose before signing.

Use viewings to answer practical questions
Visit at the time you would normally travel to work or university. Check street noise as well as the inside of the flat. Confirm who is entitled to rent the home, what the payment secures, and which costs are refundable. Keep a written inventory and records of payments.
- Check the address, condition and included furniture.
- Read the deposit, duration, notice and renewal clauses.
- Clarify bills, maintenance and any additional service fees.
- Avoid transferring money merely to hold an unverified property.
Your questions, answered
Do you have live properties advertised here?
These pages provide rental-search guidance. Availability and any specific search service must be confirmed during your enquiry.
Can I arrange a search before arriving?
Yes. Send your timing, budget and requirements. Do not make a payment until the property, recipient and terms have been checked.
Can you guarantee a home or landlord acceptance?
No. Availability and landlord decisions depend on the specific property and application.
