1. Choose the right type of first home
Decide whether you need a permanent residential lease, a temporary arrangement while you explore an area or a room. The purpose and duration of the contract should match your real plans.
A short first stay can reduce pressure when you cannot inspect homes in person, but include its cost and availability in the budget.
An urgent decree published on 30 September 2026 briefly introduced rules for temporary and room rentals. Congress repealed it on 2 October 2026, and the BOE records that its changes lost effect. Do not treat those repealed provisions as current law; check the consolidated Urban Leases Act, applicable regional rules and the contract’s real purpose.

2. Set the full monthly budget
Start with the maximum total housing cost, not only the headline rent. Add utilities, internet, transport, community charges where relevant, deposits and any temporary accommodation.
For Madrid, test the journey to your workplace or university. For Málaga, distinguish the city from nearby Costa del Sol towns and check the exact address.
- Maximum rent and total monthly housing cost.
- Move-in date and expected duration.
- Transport time to essential places.
- Lift, accessibility, bedrooms, pets and furnishing.
- Documents you can legitimately provide when requested.
3. Verify the person and the property
Ask who owns the property or has authority to let it and whether the recipient of any payment matches the written arrangement. Verify the address, the agency and the identity of the person communicating with you.
Urgency, unusual payment methods and refusal to provide a contract or live viewing are reasons to pause. A professional-looking listing is not independent verification.
4. Turn a video call into an inspection
Request a continuous viewing that begins outside the building and shows the entrance, lift, windows, bathroom, kitchen, storage, heating or cooling and any visible damage. Ask what is not shown and record the answers.
If you cannot attend, decide whether a trusted person can inspect for you. Do not confuse a video with a guarantee about condition.
5. Understand fees, deposits and reservation payments
Before paying, request the proposed contract, inventory, recipient details and written terms for any reservation or deposit. Ask what the payment secures, when it is refundable and what happens if the landlord or tenant withdraws.
For residential leases, distinguish legal landlord costs from any separately requested relocation or search service. Keep proof of every payment.

6. Read the contract and inventory before signing
Check the address, parties, duration, rent, updates, included bills, repairs, notice rules, deposit and permitted use. Ask why a contract is described as seasonal, residential or a room arrangement.
Request an inventory and photograph the condition at handover. Record meter readings, keys and existing damage with a dated message.
A separate urgent decree on habitual-home contract stability was published on 1 October 2026 and repealed by Congress on 2 October 2026. The BOE records that its changes lost effect, so do not rely on that short-lived reform when assessing an extension or rent rule.

Your remote-rental decision
If a property cannot be verified, it is not ready for payment. Keep a short list of unanswered questions and only proceed when the written terms, person, property and payment all align.
Tell us your city, timing and practical requirements if you want help structuring a relocation brief. Do not send passports, bank statements or contracts through the general form.
Your questions, answered
Can I rent a home in Spain before arriving?
Sometimes, but the practical checks and evidence depend on the landlord, contract and your circumstances. A temporary first stay can be an alternative.
Should I pay to reserve a property after a video call?
Only after verifying the property, recipient, written terms and refund conditions. A video call alone is not enough.
Is renting in Madrid different from renting in Málaga?
The legal framework may overlap, but budgets, transport, neighbourhoods and demand are local. Use the exact address and your daily routine as the comparison.
What should I send an agent first?
A concise brief with timing, budget, household and essential requirements. Share documents only through an appropriate verified process.
